Residential Accommodation available to rent in Galashiels

At present Belinda Nunn owns 7 quality houses/flats in central Galashiels, all fully furnished with many extras, double-glazed and with gas central heating (one flat has electric heating), most having been installed during the last few years. 

The houses are HMO licensed where required (6 houses) and Belinda Nunn is a Registered Landlord and a member of the Scottish Association of Landlords and the Federeration of Small Businesses. 

The HMO properties have quality fire doors and are fitted with above standard Automatic Fire Detection Systems (with back up power supply) conforming to British Standards. In the larger properties (all but one) these are electrically 'interlinked' to the Control Indicating Equipment. All HMO properties have emergency lighting throughout.

All these systems are serviced twice every year by a professional company and the appropriate records are kept. A fire alarm system and emergency lighting maintenance contract has been entered into which guarantees repair and maintenance call-outs. All furnishings conform to the Fire Regulations. Fire fighting equipment is installed by a professional company and service once every year.

A Fire Risk Assessment Report has been prepared for every property and is displayed with the annual Landlords Gas Safety Certificate and other legally required documents, i.e. Standard Repair Form which gives advice to tenants regarding how to complain to the Private Rented Housing Committee, if a house does not meet the repairing standard.

As well as all gas appliances and central heating systems being annually checked by an appropriate Gas Engineer, all electrical appliances are tested (PAT) and stamped accordingly, by a qualified electrician. Again, all records are kept of such testing. At the change of every tenancy, all showers are also electrically tested for safety.

There are no 'landlords' D.I.Y.' jobs carried out - professional joiners, plumbers, roofers, electricians, appliance repair engineers, painters, cleaners, gardeners, carpet layers, glaziers etc are always employed. No second hand appliances are purchased - new appliances always replace the old. 

A gas central heating contract has also been entered into, guaranteeing call-out repairs within 24 hours.

Most of the properties have small rear gardens providing drying facilities. The business employs a gardener to maintain these areas.

All of the residential properties are ideal for students (although other tenants will be considered) as they are fully furnished with the many extras and there is therefore no room for a tenant's own furnishings, appliances etc. The business is well-established in the student accommodation market. The local University is Heriot Watt/Scottish College of Textiles, Netherdale, Galashiels.

Belinda Nunn, an ex-police officer, is always available to the tenants and prides herself in being of assistance to them, especially when they are settling in. She has an office close by and is also available via mobile contact/messaging service. New tenants always receive a 'welcome' letter detailing their gas/electricity readings and advice regarding how to register. This also contains useful information including bucket day details and general local information. Police contact numbers, gas emergency and call-out workmen details are also given. Instructions are also furnished regarding how to operate the central heating systems.

Although each property is rented out to a group of friends who have all signed one lease, rent records relating to each person are maintained and can be inspected at any time. Rent is usually paid monthly in advance and signing a lease and providing one months deposit, secures the property. The lease used is as advised by a local solicitor and is a 'Short Assured Tenancy' lease within the meaning of Section 32 of the Housing (Scotland) Act 1988. AT5 forms are also completed.

Most (24 out of 25) of the bedrooms have double beds. A large number of bedrooms also have sofas or armchairs. Most of the properties have very large bedrooms or lounges and are ideal for students requiring decent space for laying out their textile work etc.

The 'gallery' photographs were taken in November, 2011, the student occupiers having agreed to this and therefore entering into a 'best room/house competition.  The 12 winners then received a free meal at a local restaurant. More photographs will be taken in the summer when some of the properties are unoccupied.
